This is exactly the dataset we needed.
The biggest surprise is that 1-night stays are not the problem I expected them to be.
Here’s the breakdown.
| LOS | Reservations | Revenue | Revenue/Reservation | Revenue/Night |
|---|---|---|---|---|
| 1 | 4,052 | $224,477 | $55.40 | $55.40 |
| 2 | 1,578 | $210,626 | $133.48 | $66.74 |
| 3 | 693 | $127,336 | $183.75 | $61.25 |
| 4 | 372 | $79,923 | $214.85 | $53.71 |
| 5 | 153 | $39,712 | $259.56 | $51.91 |
| 6 | 113 | $38,085 | $336.99 | $56.17 |
| 7 | 156 | $47,124 | $302.08 | $43.15 |
Now let’s apply your $30 turnover cost.
| LOS | Revenue/Reservation | Cleaning | Net After Cleaning |
|---|---|---|---|
| 1 | $55.40 | $30 | $25.40 |
| 2 | $133.48 | $30 | $103.48 |
| 3 | $183.75 | $30 | $153.75 |
| 4 | $214.85 | $30 | $184.85 |
| 5 | $259.56 | $30 | $229.56 |
| 6 | $336.99 | $30 | $306.99 |
| 7 | $302.08 | $30 | $272.08 |
This makes something very clear.
So they create a tremendous amount of operational work while generating less than one quarter of revenue.
However…
They still generated
$224,477
over the period.
That is not insignificant.
Multiply the reservation count by the cleaning cost.
4,052 × $30
= $121,560
Cleaning consumed
54.2%
of the room revenue.
1,578 × $30
= $47,340
Only
22.5%
of revenue.
693 × $30
= $20,790
Only
16.3%
of revenue.
Immediately you can see the operational leverage.
| LOS | Cleaning % of Revenue |
|---|---|
| 1 | 54.2% |
| 2 | 22.5% |
| 3 | 16.3% |
| 4 | 14.0% |
| 5 | 11.6% |
| 6 | 8.9% |
| 7 | 9.5% |
That chart alone tells the story.
The issue isn’t that one-night stays produce low ADR.
They don’t.
The issue is that every reservation has a fixed turnover cost.
You have discovered something much more important than ADR:
Your business has a fixed operational cost per reservation, not per night.
That changes how pricing should be optimized.
I’d actually stop looking at ADR altogether.
Instead I’d build a dashboard around these five metrics:
Those five numbers tell you almost everything you need to know about whether a particular length of stay is economically attractive.
Finally, one statistic stands out more than any other:
That is probably the single most important operational KPI in your portfolio, because it quantifies how much of your workload is being driven by one-night bookings.
