    2. Defended dispute with airbnb on a non valid refund.. strategy — recognize complaint, point to things done correctly, offer a fraction of whatever requested refund.

    Opportunities

    1. More focus to be given to late check out charges and overall policy compliance.

we are down from previous week. Last winning day Monday 6/1/2026
    2. Ssaaturday 6/6 is looking decent at 909.54 with a few more units available.

What good looks like today at SWJ?

    1. Ensuring all ready rooms from all that are not down with maintenance issues
    2. Finalization of P007S6 floor replacement prior to guest arrival
    3. Clear Utility Payments for the month of June
    4. Estimate # of airbnbs in Cleveland according to Price Lab – Write it up
    5. Estimate Total Check Out for weekend and come up with laundry needs
    6. Beating Last Week’s Numbers?

What good looks like this week?

    1. Beating Last Years Thursday?
We are 200 down from last year on the same day… so we need at least 200 more dollars to get there.. We have 5 rooms and 1 apartment still available… so With one exception, P3769R4, our prices seem competitive. Lets set our prices so at least 3 rooms are at the 40 mark, also modify requirements for lenght of stay.. down to 1 and 2 for the folowing days.

    Sunday May 31st

    Opportunities

    1. Very low occupancy on Saturday May 30th Delta Rev WOW: 626
      1. Is this a reflection of market, or of sales defficiencies:
      2. Market: No NBA
      3. Sales: No event calendar
    2. HMSTN5NP2T (bad guest experience) Failure to follow safety procedures
      1. Rose Hill – did not complete registration, attempted to unlock residence prior to check in, then completed check in offsite, and subsequently requesting a refund at P2014R2
      2. Action to be taken: stay on the lookout to dispute refund
    3. Booking trend for all Saturdays since novemeber May 30, was much lower than the previous week, and about 100 below average. All were same day. When lead time is 0, your upcoming future prices are too high. Think: average lead time is 2.32 for all saturdays, but yesterday our lead time was of 0. On May 9th the same thing happen, our Lead time was 0 and our total bookings were even lower. So lets look at today
    4. Sundays Lead Time 1.495 avg sales 352 average nights booked per Sunday 9.27. Average LOS per reservation 3.05. So we want to target Monday and Tuesday for the promotions?
    5. At this time it would be interesting to target some guests to send some promotions for weekly stays.
      1. Start making a smart filter to set your targets
        1. SWJ Guests, Returning Guests
